Zoning By-Law
The authority and requirement for a municipality to adopt a Zoning By-law comes from Section 34 of the Planning Act. A Zoning By-law controls the use of land within a municipality. More specifically, Zoning By-laws state exactly:
- how land may be used;
- where all buildings and structures can be located on a lot;
- the types of buildings and structures that are permitted and how they may be used; and
- the number of parking and loading spaces required, in addition to other amenities.
The purpose of a Zoning By-law is to implement the policies of the Official Plan. The Official Plan contains general policies that affect development and the use of land throughout the municipality and further incorporates Provincial policy at the local level.
The Zoning By-law implements the Town’s Official Plan and provides for its day-to-day administration while providing a legally enforceable way of managing land use and future development.
The Town currently has two Zoning By-laws in place which were adopted in 1977 and 1984 respectively are in paper format. The two Zoning By-laws in place are:
- Town of Thornbury By-law No. 10-77 Consolidated Zoning By-law; and
- Township of Collingwood Zoning By-law No. 83-40.
Copies of these Zoning By-laws may be purchased from the Town or viewed at the Municipal Office.
