The County of Grey and Town of The Blue Mountains received an application for Draft Plan of Subdivision for vacant lands on Alfred Street as seen in the Key Map below.
The original proposal has been revised and seeks to create fourteen (14) lots on a new internal cul-de-sac road. Some of these lots will be further sub-divided later through Part-Lot Control, resulting in nineteen (19) total lots. The proposal includes five semi-detached lots yielding 10 residential units and two blocks of Townhouses yielding 9 units. The proposed subdivision would be serviced by municipal water and sewer services. The new cul-de-sac road would have access from Victoria Street.
The Zoning By-law Amendment seeks to rezone the lands from the Development (D) zone to the Residential (R1-2) and (R2) zones. These zones would permit the development of single, semi-detached and townhouse dwellings. Please note that currently the property falls under the older Town of Thornbury Zoning By-law 10-77, and this amendment would bring the property into the Town’s newer Comprehensive Zoning By-law 2018-65.

If a Draft Plan of Subdivision is approved, a developer is then in a position to create a detailed engineering design on the proposed Subdivision to further the development towards final County approval (registration of the Subdivision Plan and a Subdivision Agreement with the Town).
