The Town's Short Term Accommodation (STA) Licensing By-law provides a system for the licensing of STA premises (premises rented on a basis of less than 30 days).
There are specific areas of the Town that are zoned to allow for licensed Short Term Accommodation (STA) use.
Zoning By-laws 2009-03 and 2009-04 contain the rules and requirements for establishing a new Short Term Accommodation use in the Town of The Blue Mountains. Prior to establishing an STA, all sections of By-laws 2009-03 or 2009-04 must be met including minimum parking requirements, maximum occupant loads, separation distance, and others.
Please review the STA Zone Map, which indicates those lands where an STA is listed as a permitted use on a property. Once you have confirmed that operating an STA is a permitted use, please review By-laws 2009-03 and 2009-04 for additional Zoning By-law provisions.
If you are satisfied that an STA may be permitted on the property, complete the Pre-Screening Application Form and submit it to Planning Services Staff for review. If your property is eligible to apply for a Short Term Accommodation Licence, you will receive a Planning Clearance Letter from Planning Services.
Please note that Council has approved an updated Short Term Accommodation, Commercial Resort Unit and Bed and Breakfast Zoning By-law 2021-59 that is currently under appeal. This page may be updated in the future if the appeal is resolved.

Alternatively, please submit your concern via email to the STA Licensing Administrator or by registering to our Online Service System; emails and online submissions are monitored outside of regular office hours.
The Town is now issuing Administrative Monetary Penalties (AMPs) for violations related to Short Term Accommodations/Rentals and Bed and Breakfasts (B&B's). Operating without a licence will result in an AMP of $2,500. Advertising without a licence will result in an AMP of $500.

The STA Licensing by-law objectives include, but are not limited to:
- Ensuring occupants are provided with safe accommodations in terms of fire and building safety
- Ensuring STA premises are operated and maintained in sanitary and acceptable levels of interior conditions as per Property Standards
- Ensuring STA Operators are made aware of their responsibilities to comply with Town by-laws and other regulations
- Protecting the character, amenities and quality of existing residential neighbourhoods
- Creating a level playing field for all STA Operators and providing enhanced consumer protection
