• Staff Report PDS.24.040 was presented at the Committee of the Whole meeting on March 19, 2024. The report recommended that Council amend Zoning By-law 2018-65 to rezone the subject lands from Village Commercial “C-1” to Village Commercial “C1-X” to allow for a mixed-use commercial and apartment building. This amendment included requests for exceptions to side yard setbacks, rear yard setbacks, ground floor dwelling units, and the required number of parking spaces.

  After thorough discussion, the Committee voted 6-0 in favour of the re-zoning with the following exceptions: A reduced exterior side yard setback of 1.5 meters (minimum required: 4.5 meters), A rear yard setback of 3 meters (minimum required: 7.5 meters), and Permission to have two dwelling units on the ground floor of a non-residential building, provided they remain as dwelling units indefinitely.

  Additionally, the Committee voted 6-0 to direct staff to collaborate with the applicant on solutions for the required 24 parking spaces. These motions were approved at the Council Meeting on April 2, 2024.
